What are typical rental rates for ADUs in Los Angeles, California neighborhoods?

I’m getting close to finishing my ADU in Highland Park, and now I’m trying to figure out how much I can realistically rent it for. It’s a one-bedroom with its own entrance and a small patio. I’ve seen listings all over the place — some way higher than I expected. For those already renting out ADUs around Los Angeles, what’s the going rate in your area? I’m trying to set something fair but still cover my costs.

When I listed my ADU in Silver Lake last year, I did a lot of research first. Prices vary a ton depending on the neighborhood and how new the unit is. Mine’s a 500 sq. ft. one-bedroom with parking, and I rent it for $2,400 a month. A friend in Van Nuys has something similar and gets about $1,900. I used an adu company to get some insight on what renters were paying nearby, and it helped me stay competitive without underpricing. If your place has outdoor space, good natural light, or is fully furnished, you can usually charge a bit more. Just keep an eye on local listings — ADU rentals move fast in some parts of LA, especially near public transit or colleges.
